Reservation Policies

1. Payment Schedule Policy

Rental Payments Schedule

To secure a reservation with Amásé Stays, the following payments are required:

  • Bookings made within 60 days of check-in:
    • 100% of the total stay cost is due at the time of booking.
    • Security deposit (if any) is due at the time of booking.
  • Bookings made more than 60 days before check-in:
    • 50% of total stay cost is due at the time of booking.
    • Remaining 50% of total stay cost is due 60 days before check-in.
    • Security deposit (if any) is due 60 days before check-in.

A three percent (3%) fee (“Booking Fee”) will be included on all credit card transactions.

Balances not paid according to the above Rental Payments Schedule are subject to cancellation.

2. Cancellation & Refund Policy

Direct:

  • Full refund if cancelled on or before 60 days prior to check-in date.
  • 50% refund if cancelled after 60 days prior to check-in date and before 30 days prior to check-in date.
  • No refunds if cancelled on or after 30 days prior to check-in date.

AirBnB: Firm 30 Days Cancellation Policy (refer to AirBnB cancellation policy)

VRBO: Moderate 30 Days Cancellation Policy (refer to VRBO cancellation policy)

All cancellations must be submitted in writing. Refunds, if applicable, will be processed within 7–10 business days.

3. Liability Limitation Policy

All properties are subject to a mandatory damage waiver fee. This fee, charged per reservation at a rate of $179.99, provides coverage for accidental damages up to $25,000 incurred by guests during their stay. A security deposit is not required unless the property is designated as part of the Prestige Tier (see list below).

Prestige Tier

$5,000 Security Deposit + $179.99 Damage Insurance Our most exclusive estate-level offerings are designed for discerning guests seeking exceptional privacy, space, and sophistication. The amount will change depending on the length of the stay and the price per night.

  • Aspen Motherlode-$5,000-$75,000
  • Pali Kai Suite & Palace (Rented Together) $5,000-$10,000
  • The Foundry $5,000- $50,000
  • Texas Pine Cone Ranch – Main Lodge Complexes $5,000-$20,000
